What affects carpet cleaning prices in Glasgow?

Glasgow's tenements are the biggest factor. Getting equipment up a shared close to a top floor flat is a different job from cleaning a semi with a driveway.

Tenement flats and the close

Most of Glasgow's West End and Southside is made up of sandstone tenements, with flats on up to four floors and no lift. The shared stairwell, called the close, is usually stone, so you won't pay for stairs in a tenement flat. But the cleaner has to carry equipment up the close, or run hoses from the van up several floors. Top floor flats can take longer, and some cleaners switch to a portable machine.

Big rooms and high ceilings

Tenement rooms are often much larger than rooms in a modern house, with deep bay windows and wide hallways. A cleaner may price a large tenement lounge as a large room rather than a standard one. Ask how your rooms will be counted before you compare quotes.

The Low Emission Zone

Glasgow city centre has a Low Emission Zone covering the area inside the M8, the River Clyde and High Street. Unlike Clean Air Zones in England, there's no daily charge to pay. Non-compliant vans are simply not allowed in, and drivers get a penalty if they enter. Most cleaners run compliant vans, but if you live in the city centre, check that yours can legally reach you.

Parking in the West End

Busy tenement streets in areas like Partick, Hillhead and Hyndland have limited parking, and parts of the West End and city centre have permit parking. Ask whether the cleaner needs a visitor permit, and have one ready to avoid paid parking being added to the bill.

Student flats

Flats around the University of Glasgow in Hillhead and Partick, and near Strathclyde in the city centre, see heavy wear and frequent move outs. Carpets in these flats often fall into the heavy soiling band.

Carpet condition

Heavy soiling and pet stains add about 60% to the price. A three bedroom house with stairs rises from £83 to £122 for average carpets to £132 to £194 when heavily soiled.

VAT and minimum charges

VAT registered cleaners add 20%, while smaller traders under the £90,000 threshold don't charge VAT. Most cleaners also set a minimum charge per visit. Check both before comparing quotes.

From the trade: InstantCost was founded by a former carpet cleaner. With a third or fourth floor tenement flat, tell the cleaner the floor number when you ask for a quote. Hauling a machine up a stone close takes time, and the honest cleaners price it in from the start. The ones who don't ask tend to add it on the day.

Standard clean or deep steam clean in Glasgow?

A deep steam clean in Glasgow costs about 50% more than a standard clean. For a three bedroom house with stairs, that means £124 to £182 instead of £83 to £122.

Deep steam cleaning, or hot water extraction, pushes hot water and detergent deep into the pile and extracts it straight back out with the dirt. Book it for carpets that haven't been cleaned in years, pet homes or the end of a let. A standard clean suits carpets that just need a refresh.

Wool carpets, common in older tenements and in suburbs like Bearsden, need wool safe products. Our UK carpet cleaning cost guide compares every method in more detail.

What should a Glasgow carpet cleaning quote include?

A fair quote lists every room, the floor your flat is on, the cleaning method and one total price including VAT. Be wary of any cleaner who won't give a fixed price before the day.

Check your quote includes:

  • Vacuuming before cleaning

  • Pre treatment of stains and walkways

  • Whether it's a standard or deep steam clean

  • How large rooms and hallways are counted

  • Your floor level and any access charge for the close

  • Any parking cost

  • The final price including VAT

How much is end of tenancy carpet cleaning in Glasgow?

End of tenancy carpet cleaning in Glasgow usually costs £124 to £194 for a three bedroom house with stairs. A deep steam clean costs £124 to £182, and heavily soiled carpets with pet stains cost £132 to £194. A two bedroom flat starts at £46 to £68 for a standard clean.

What can a Scottish landlord take from your deposit for cleaning?

Scottish tenancy law is different from England's. In Scotland, landlords and letting agents cannot charge you any fees beyond rent and a refundable deposit. Your deposit must be held in one of three approved schemes: SafeDeposits Scotland, MyDeposits Scotland or Letting Protection Service Scotland.

A landlord can only claim cleaning costs from your deposit if the carpets are dirtier than when you moved in, and they can't charge you for fair wear and tear. Scotland's housing tribunal has ordered landlords to return deductions for a standard professional clean when there was no evidence the property needed one.

To protect your deposit, clean the carpets to the standard shown in your check in inventory, keep the receipt if you book a cleaner, and take dated photos once everything is dry. If you disagree with a deduction, the deposit scheme's free dispute service can decide.

How long do carpets take to dry in Glasgow?

Most carpets dry in 4 to 8 hours after a deep steam clean. Glasgow's damp weather, thick wool carpets and large tenement rooms can make it take longer.

Open windows when it's dry outside, run a fan and keep doors open between rooms. In winter, leave the heating on low rather than closing the flat up, as a damp room with no air flow can start to smell musty.

How do you stay safe during a carpet clean?

  • Take care walking on damp carpet, especially on stairs in houses.

  • Keep children and pets off the carpet until it's fully dry.

  • Open windows while it dries, especially if anyone has asthma.

  • Ask which products are used if anyone has allergies or sensitive skin.

  • Put foil or plastic blocks under furniture legs to protect the damp carpet.

  • In a tenement, warn neighbours if hoses run up the close, so nobody trips.

  • Check the cleaner has public liability insurance.

How do you choose a carpet cleaner in Glasgow?

Choose a cleaner who gives a fixed written price, names the cleaning method and holds public liability insurance. Membership of the National Carpet Cleaners Association (NCCA) is a good sign of proper training and insurance.

Get at least two quotes for the same rooms, and tell each cleaner which floor you live on. A cleaner who regularly works in tenements will know how to handle the close. Read recent reviews that mention stain removal and drying time.

Glasgow carpet cleaning questions

How much does it cost to clean one room in Glasgow?

One room costs £19 to £28 on our Scotland regional model. Most cleaners have a minimum charge, so booking several rooms together gives better value.

Do I pay for the stairs in a tenement flat?

Usually not. The close in a Glasgow tenement is shared and normally stone, so there's no stair carpet to clean. You only pay for the rooms inside your flat.

Is carpet cleaning cheaper in Paisley or East Kilbride?

No. Paisley, East Kilbride and every other town in the area share the same Scotland regional price, at £83 to £122 for a three bedroom house with stairs.

Does Glasgow's Low Emission Zone add to my bill?

There's no daily charge in Glasgow's Low Emission Zone. Non-compliant vans can't enter at all. Most cleaners drive compliant vans, so it shouldn't affect your price, but city centre residents should check.

How often should carpets be professionally cleaned?

Every 12 to 18 months for most homes, or every 6 to 12 months with pets or young children.

Will every stain come out?

Most everyday stains lift out fully. Old red wine, coffee or dye marks may only fade, and bleach marks can't be fixed because the colour is gone.
