Some city centre apartments and council tower blocks use electric or communal heating instead of individual gas boilers. Check your heating type before asking for boiler quotes.

What legal rules apply to boiler work?

Gas boiler work in the UK is tightly regulated. A properly qualified engineer takes care of these rules as part of the job.

Gas Safe Register

It's illegal for anyone who isn't Gas Safe registered to work on a gas boiler. Ask for the engineer's Gas Safe ID card, check the back to make sure it covers boilers, and confirm their details on the Gas Safe Register website.

Building Regulations notification

New gas boilers must be notified to the local council. Your Gas Safe engineer handles this, and you'll get a Building Regulations compliance certificate by post. Keep it safe, because buyers' solicitors ask for it when you sell.

Boiler Plus in England

Every new combi boiler fitted in England must come with at least one additional efficiency measure: a smart thermostat with automation, weather or load compensation, or flue gas heat recovery.

Rules for landlords

Landlords must arrange a gas safety check every 12 months and give tenants a copy of the record. In England, rented homes with a gas boiler must also have a working carbon monoxide alarm.

Is it better to repair or replace your boiler?

A repair usually makes sense if your boiler is under 10 years old and the fault is small. Replacement is worth considering if the boiler is 10 to 15 years old or more, breaks down often, or needs a costly part like a new control board (from £321) or circulating pump (from £339).

Age affects repair prices too. A booked repair on a boiler over 10 years old starts from £190, compared with £137 for a boiler under 5.

Can you get a boiler grant in Birmingham?

Some households can get a free boiler replacement through the ECO4 scheme until it closes on 31 December 2026. It mainly helps people on qualifying benefits whose homes have a low energy rating.

Replacing a combi with a new combi in the same place normally takes one day. A conversion, a boiler move or new central heating can take two to five days, depending on the property and how much pipework changes.

How do you keep safe with a gas boiler?
