A premium brand combi starts from £2,207, against £1,870 for a budget brand. Premium boilers usually come with longer manufacturer warranties, often when fitted by an accredited installer. Ask what warranty comes with each quote, and what you must do to keep it, such as an annual service.

Moving the boiler or the flue

What rules apply to a new boiler?

Several legal rules apply when a gas boiler is fitted or serviced. A good engineer will handle all of them for you.

Gas Safe registration

By law, anyone working on a gas boiler must be on the Gas Safe Register. Ask to see the engineer's Gas Safe ID card, check it covers boilers, and confirm their number on the Gas Safe Register website.

Building Regulations certificate

Every new gas boiler must be registered with the local council. Your Gas Safe engineer does this for you, and you should receive a Building Regulations compliance certificate in the post afterwards. Keep it, as you'll need it if you sell your home.

Boiler Plus rules in England

In England, a new combi boiler must be fitted with at least one extra energy saving measure. This can be a smart thermostat with automation, weather or load compensation, or flue gas heat recovery.

Landlord gas safety checks

If you rent out a property, the law requires a gas safety check every 12 months by a Gas Safe engineer, and you must give tenants a copy of the record. Rented homes in England with a gas boiler also need a working carbon monoxide alarm.

Should you repair or replace your boiler?

Repair your boiler if it's under 10 years old, the fault is minor, and the repair costs a small share of a new boiler. Consider replacing it if it's over 10 to 15 years old, keeps breaking down, needs an expensive part like a control board (from £306) or pump (from £323), or your energy bills keep rising.

Are there grants for a new boiler in Manchester?

Free boiler replacements are available to some households through the ECO4 scheme, which closes on 31 December 2026. It's mainly for people on qualifying benefits who live in homes with a low energy rating.

After ECO4 ends, the government's Warm Homes Plan takes over, with support for low income households delivered through local councils. A like for like combi swap usually takes one day. A system to combi conversion, a boiler move or a full central heating installation can take two to five days, depending on the size of your home and how much pipework needs changing.

How do you stay safe with a gas boiler?

  • Only let a Gas Safe registered engineer work on your boiler, and check their ID card.
