What the price covers
UK Building Regulations recommend 270mm of mineral wool in a loft. Most homes already have some, so the usual job is a top-up: a second layer laid across the joists.
An empty loft needs both layers, and old, damp or compressed insulation has to be bagged and removed first, which adds labour and waste costs.
Boarding without squashing the insulation
If you store things in the loft, ask for raised boarding on loft legs. Laying boards straight onto the joists squashes the insulation and cuts how well it works.
Avoid spray foam
Many UK mortgage lenders and surveyors refuse homes with spray foam insulation on the underside of the roof. Mineral wool or glass wool is the safe choice for most lofts.
